How long does a typical fit-out take?
Office: 6–14 weeks; villa: 8–20+ weeks; restaurant/clinic/salon: 6–12 weeks — depending on scope and approvals.
What's the first step if I want to start a project?
A consultation and site visit, followed by concept design and a detailed BOQ.
Can I stay in my home/keep my office running during the fit-out?
Often yes, through phased sequencing; full-structural work is faster if the space is vacated.
Approvals & Compliance
Do I need government approval for my fit-out?
Most commercial fit-outs require some combination of landlord/mall NOC, Dubai Municipality, and Civil Defense approval; clinics additionally require DHA/DOH review. Requirements vary by project — confirm with the relevant authority for your specific space.
Who handles the approval paperwork — me or you?
We support documentation preparation; final authority submissions are typically made through the relevant licensed channel, and we coordinate with your compliance consultant where one is engaged.
Design & Materials
Can I see my space before construction starts?
Yes, through 3D visualization during the concept design phase.
Do you make custom furniture, or only source it?
Both — custom joinery is fabricated in our own Al Qusais workshop; we also source FF&E from external suppliers where appropriate.
